Spain’s Airbnb Crackdown 2025: Why Non-Resident Hosts Must Get Registered (And How Taxadora Can Help)

Spain is enforcing landmark rules on short-term rentals, and starting August 2025, Airbnb will remove any listings lacking a valid rental registration number (NRA). This new requirement under Royal Decree 1312/2024 and aligned with EU Regulation 2024/1028 marks a major shift in how rental platforms operate—especially for non-resident property owners.

What’s Changing?

  • Mandatory registration: From July 1, 2025, all short-term rentals in Spain—whether tourist, seasonal, or room-based—must be registered through the national Ventanilla Única system and display the NRA on listings.

  • Platform enforcement: Starting August, platforms like Airbnb, Booking.com, and Vrbo must submit monthly data from listings, including NRA or regional codes. Listings without valid NRA will be flagged and removed. Hosts get a 10-working-day correction window, but revoked registrations mean removal within 48 hours.

  • Widespread delisting: As of July 2025, over 65,000 Airbnb listings were removed for lacking valid registration. In addition, over 1.1 million tourist rental beds—87% of the national offering—are at risk due to non-compliance.

Why This Matters to Non-Resident Homeowners

If you rent your property in Spain—especially if you’re a non-resident—you must:

  1. Register with the national rental registry (Ventanilla Única)
  2. Obtain and display your NRA in all listings
  3. Be prepared to file Modelo 210 tax returns for rental or imputed income

Without the NRA:

  • Your listing will be removed from platforms like Airbnb
  • You may face penalties and lose visibility
  • Non-compliance may attract audits or fines under Spanish housing policies aimed at protecting local housing access
